Terms and Conditions

The OWNER is David Eckles, 2 St Nicholas, Horsham Road, Dorking, Surrey RH5 4ER ENGLAND

The CLIENT is the person who is named on the booking form as the designated name.

Although we take every care to ensure that the available date is up to date, there may be a booking in progress that is not reflected on the availability page. When we receive your Booking enquiry we will then confirm availability to you. If still available, we will then send you a Booking Form which we ask you to complete and return by e mail.

The CLIENT will supply on the booking form all names of all persons intending to occupy the Villa during the agreed rental period, or part of the time. Ages of those of 18 years and under should be indicated on the booking form. The booking is accepted on the condition that it is for the persons named on the booking form only, and is dependent on the presence of the person who made the booking. The VILLA and facilities (including gardens, swimming pool, etc) are solely for the use of these persons. The OWNER reserves the right to cancel the booking at any time and without right to refund or compensation if this condition is not adhered to.

PAYMENT: Once the completed booking form as been received by the OWNER an invoice will sent to the CLIENT showing the full agreed rental charge plus £250.00 security deposit. 20% of the rental charge should be paid on receipt of the invoice and the 80% balance plus the security deposit to be paid no less than 8 weeks prior to the commencement of the rental period.

CANCELLATION: If the CLIENT decides to cancel the booking, the following penalties shall apply. Prior to 8 weeks before arrival 25% of the total cost. Within 8 weeks of the arrival date 50% of the total cost.

The OWNER retains the right to re-market any cancelled bookings: concessions on cancellation may be made at the OWNERS discretion, depending on whether last minute re-letting is achieved less any discounts or costs incurred.

SECURITY DEPOSIT of £250.00 is required with final payment, in case of damage to the VILLA or its contents. This will be retained by the OWNER and return, less any costs of damage, within two weeks after you leave. This is also subject to the Villa keys being returned. If the keys are not received back to the OWNER by the date the surety deposit is due to be returned to the CLIENT there will be £20.00 deducted from the surety deposit - If the CLIENT can prove by the way of producing a postal recording slip then no charge will be made to the CLIENT

INSURANCE: The CLIENT must undertake to have full cover for the party's personal belongings, and public liability. The Owners are only responsible if it can be proved that the fault is of the making of the Owner. (This does not include slipping on wet tiles) The booking is accepted on the understanding that suitable insurance is arranged by the CLIENT.

The Owner undertakes to maintain the Villa and facilities in a safe condition"

The CLIENT shall report to the Villa Managers without delay any defects in the VILLA or breakdown of the equipment or appliances in the VILLA or garden, and the Villa Managers shall make arrangements for repair and/or replacement as quickly as possible.

The arrival time to the Villa on the first day of the rental period must not be before 14.00 hrs. The leaving time of the last rental day must be by 10.00hrs. Any agreed change to these times should be agreed in writing with the Owner.

The rental price includes bed linen and hand/shower towels, and the CLIENT shall provide their own beach/bath towels. For bookings of two or more weeks, a change of bed linen will be provided weekly. Water and electricity (normal consumption) charges are also included in the rental charge

The CLIENT agrees to be a considerate tenant and to take good care of the villa and leave it in a clean and tidy condition at the end of the rental period, and to remove all rubbish. Although a final clean is included in the price, the Owners reserves the right to make retention from the security deposit to cover additional cleaning costs if the CLIENT leaves the Villa in an unacceptable condition. The CLIENT agrees not to act in any way which would cause disturbance to any residents in neighbouring properties.

The CLIENT shall report to the Villa Managers without delay any defects in the VILLA or breakdown of the equipment or appliances in the VILLA or garden, and the Villa Managers shall make arrangements for repair and/or replacement as quickly as possible. On arrival at the Villa the CLIENT will report to the Villa Managers any obvious fault or defect otherwise it will be deemed that this fault or defect is the responsibility of the CLIENT

The OWNER shall not be liable to the CLIENT:

a. for any temporary defect or stoppage in the supply of public services to the VILLA, such as water or electricity;

b. for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the OWNER.
